Rules enforcement varies with who drove the community that week and how they worded the letter, which invites complaints about inconsistent treatment.

Florida associations have more records to post.

Florida law now requires more associations to keep official records on a website or app: homeowners' associations with 100 or more parcels since January 1, 2025, and condominium associations with 25 or more units starting January 1, 2026. That is more documents to collect, name, post and keep current.

Common questions

Will residents feel like they are talking to a robot?

Only for routine things like logging a work order or checking tour times, and only if you want that. Residents with a real problem should reach a person quickly, and that handoff is the first thing we design.

Will this replace my property managers or CAMs?

No. It takes intake, reminders and report assembly off their plate so they have time for owners, boards, vendors and residents. Those relationships are the job.

Does it work with the property management software we already use?

Often, but it depends on what your software allows. Some platforms have built-in automation worth turning on before building anything new. The AI Readiness Assessment looks at what your current systems can already do and where they need a bridge.

Can AI help with Florida's condo and HOA website requirements?

It can help with the work behind them: collecting, naming, filing and posting documents consistently. It cannot tell you whether your association complies. That answer belongs to your CAM and your association's attorney.

What about fair housing?

Leasing automation should answer only from approved information, keep a record of every conversation and leave screening decisions to trained staff. That is how we set it up, and we recommend your counsel review any resident-facing scripts before they go live.
